Why A Naked House Leaves Buyers Cold

Today, many sellers have already moved on with their lives, leaving empty homes behind. While some may believe that an empty house is an improvement over lots of clutter, a vacant dwelling presents its own selling challenges.

“Buyers only know what they see, not the way it’s going to be,” says Barb Schwarz, the founder of home staging and CEO of Staged Homes, the company that trains home stagers and grants those who successfully complete the course the designation of Accredited Staging Professional (ASP™). Many people have a difficult time visualizing how they would furnish a vacant home, creating worry--about furniture placement and all kinds of decorating decisions. Vacant rooms also appear smaller than they actually are. At least in a lived-in home, buyers have an idea of how the current owner has chosen to use the space, and the furniture gives them a way to judge the spatial relationships. This is much less daunting than being faced with a totally blank canvas.
Even more importantly, first impressions play a large part in selling homes. When buyers walk into a home that looks bright, inviting and comfortable, they feel good. When most buyers walk into a vacant home, they feel somewhat at a loss, and a little “empty”. Usually the house appears cold and dark, since there is no ambient lighting to warm the spaces. All the buyer has to look at is the house, in its naked glory. Or, in most cases, revealing all its flaws, since there is nothing else to focus on or to divert the attention of the buyer. This can translate to a lower sale price, for several reasons. One of the most popular explanations is that buyers, already believing they can name their price in this saturated market, feel they can really take advantage of a seller whose home is vacant. To them it screams “desperation,” and they sense that the seller will be willing to take anything to get that monthly mortgage payment off their backs.

Purchasing a home is an emotional decision, to a large extent. That’s why someone (perhaps even you) says that they “fell in love” with the house they purchased. The Realtor mantra of “location, location, location” is still true. But it needs to be coupled with the stager’s mantra of “Emotion, emotion, emotion.”

The solution? Stage your empty house so that it looks warm, appealing and up to date! This need not cost a fortune. I will often shop a seller’s current home, if it’s not too far away, and choose what furnishings to bring back to the former (now vacant) residence to help the seller save on rental fees. Of course the furniture needs to be appropriate for staging—meaning neutral in style, sized to fit, and in good condition.

Vacant houses take twice as long to sell as lived-in houses. So, don’t leave your house empty, looking sad and lonely to potential buyers. Stage it to sell!

Market Update For Our Sellers

Karen & Todd send our sellers an update on market conditions every two weeks. Here is an excerpt of that e-mail.

Here we are, the day after the tornadoes and storms have swept through our area. I am hoping you are all safe and your homes have come through without damage. After hearing about the Tigers' game being delayed and then finishing at 3:30 this morning, I truly believe that Michiganders have a strong spirit!

Having heard all the recent news about the mortgage crisis, I would like to make a couple comments.

* The news of the Sub-Prime meltdown has caused lenders to "raise the bar" with 100% financing and other loans that are greater than 80% loan to value. Buyers need better credit scores than they did in the past.
* We know of banks that still offer 100% financing, but buyers may need to get requalified before moving forward.
* Because of the above, we have noticed at Buckley Jolley, a decrease in the amount of showings on our listings over the past two weeks. We expect it to pick up again after Labor Day Weekend.
* At Buckley Jolley, we are experiencing an increase in the number of sellers owing more than what their house can bring in today's market. This is now becoming more and more the norm.
* We have experience working with these situations and are now working with an outside consultant to negotiate with banks for short sales once we receive an offer on the home. Sellers must be able to prove they have no other assets and extreme financial distress due to loss of income or other financial obstacles before a bank will approve a short sale. In other words, this is a last resort before foreclosure.

The hope in this market lies in the fact that you can sell your home. It is possible. One of our Buyer Specialists has had 5 signed purchase agreements for her buyers this month alone! Our office had 4 closings in the last 2 days. As I write this, two of our Buyer Specialists are meeting with buyers to discuss purchasing a home. We keep our heads down, work hard and work with you to get the job done.

Have You Been to Kensington Metropark Lately?

We have, and each time we go I am always surprised at what an amenity this park is to those of us fortunate enough to live nearby. I have yet to explore all of its resources and activities, despite numerous visits, and I am still learning of more things it has to offer that I wasn’t aware of.

The park encompasses over 4,400 acres. Its terrain is diverse- with marshy bogs and wetlands, open fields, wooded valleys, and big hills. There is an 18-hole regulation golf course, a disc golf course, a nature center, a farm learning center, picnic areas, beaches, boat rentals and a paved hike-bike trail. In the winter months, there is no place better to cross-country ski, sled and toboggan, ice skate or ice fish.

A can't miss at the park is the paved 8 ½ mile long trail that circles Kent Lake. On any give day you will find families, bikers, hikers, inline skaters, and dog walkers enjoying the path. Keep in mind a helmet is required for anyone on a wheeled device in this park. Also you can easily access the Island Lake State Park trail (an additional 4 miles) from the Kensington Trail as well as the Lyon Township Bike Trail.

One of my favorite park pleasures are the Interpretive Events offered at the Nature Center and Farm Center. On weekends these low-cost programs offer a great chance for you and your family to get to know the park a little better. Coming in September are sessions on such topics as “Life Down Below” (a look at what lives on the forest floor), “Off the Beaten Path” (visit some of the less traveled areas of the Nature area); and “Astronomy at the Beach” (view planets and stars through powerful telescopes). Newly added this year is the “Splash ‘n’ Blast” area. Located on the north end of the Martindale Beach area on Kent Lake, it features two spiral 250- foot waterslides along side a water spray area. It is the perfect escape from a hot day.

Energy-Related Improvements Earn Tax Credits

Have you recently installed energy efficient windows or doors? New energy efficient roof? How about a furnace or air conditioner with a high energy efficiency rating? These types of upgrades to your primary residence may qualify for a tax credit of up to $500. (A tax credit is a dollar for dollar reduction on your tax and is more valuable than a deduction.)

Of course your tax advisor can consult with you on the IRS regulations for this credit. But, in the meantime, go to www.energystar.gov or www.energy.gov/taxbreaks.htm and find out the details. The deadline is December 31, 2007 for most of these credits, so you may want to install those new windows this year instead of next…

Market Update For Our Sellers

Karen & Todd send our sellers an update on market conditions every two weeks. Here is an excerpt of that e-mail.

The Livingston County Association of Realtors has just released sales statistics for July ’07. Here’s a quick summary of that data:

July ‘07 # of sales in Co. - 148 Average sale $ - $217,580
July ‘06 # of sales in Co. - 178 Average sale $ - $255,156
July ‘05 # of sales in Co. - 282 Average sale $ - $250,908

Through July ’07 there were 165 fewer homes sold in Livingston County than the same time in ’06. ’07 vs. ’05 is down 599 homes. As expected home values continue to dip in today’s market, which is the new normal.

We are committed to making our clients’ home the exceptions in the market. Our company certainly has been the exception: At this time last year we had helped 61 families. So far this year, we have helped 76 families (and we may be to 80 in the next few days)!

Top Ten Action Items From Star Power Conference

As we’ve mentioned in a previous post, Todd Buckley and Karen Jolley attended the Star Power Conference and were able to come away with over 100 action items to help our team grow and to help better service our clients’ needs. Here are our Top Ten ideas (in no particular order) from the event:

1. Launch another website designed to drive more traffic to our current sites – http://www.number1experts.com/
2. Revamp our main site, http://www.buckleyjolley.com/ based upon examples of successfully sites we had seen and are researching
3. Feature SOLD properties on our sites to show buyers that homes are selling and to create urgency
4. Use You Tube as a vehicle to sell our homes, our community, and our team
5. Extraordinary tips for maximizing traffic to our blog, http://www.livingstonliving.com/
6. Create a new form for negotiations on contracts
7. Purchase web tracking system – Visistat
8. Use our Community Truck to deliver brochures and other items
9. Reorganize our office for better efficiency and better Feng Shui
10. Team verbalizes our 2007 goal weekly at every team meeting “We will help 150 families this year”

Of the ten items listed above, we have already completed four. We are actively working two others and plan to have the rest taken care of by the end of 2007. That only leaves about 100 left!

As you can see we need to continue to get better at what we do. One quote we enjoy is:
